Our was accepted today :). Now the fun of getting through underwriting and the USDA Guaranteed Approval starts. I think we should be in pretty good shape, mid score is a above a 640 and DTI ratios fine. Prayers and good thoughts are WELCOME!!! Thank you!

We have submitted our app and paperwork to Wells Fargo, hoping to get a USDA Guarenteed Loan. At what point in the process did you get a pre-approval so you could submit offers? I'm pretty confused about how all of this works.

We got our preaprroval back from Wells Fargo within 24 hours. We got all of our paperwork from our own loan officer and then set it over to wells. It was so fast.

OMG thats fast... hopefully you will continue to have a good experience with them...

I got a pre-approval fairly fast from the company I ended up using, but since they were a broker, not a lender, my real estate lady encouraged me to try to work with the local banks... Anyways, that was an epic failure... both BOK, Schmidt and Spiritbank declined my application... BOK resulted in 3 HPs, Spiritbank resulted in 2 HPs, Schmidt Mortgage resulted in 2 HPs. Schmidt Mortgage actually gave me the preapproval, but then my loan fell appart with them and they refused my application one week after I had made the offer... My mortgage process was aweful... it took four months. I gotta give it to the broker for not declining me and for continuing to work on my very complicated file.

Wishing you good luck!!! Hopefully you will find something out tomorrow. Our loan will not go underwriting till th e 1 since I have to a paycheck from new job first. Our broker said underwriting would take 24 hours so we should till. stil close month end.
