I can easily afford a 30-year mortgage of $230,000, but would a lender actually lend that much to me with less than a 5% down payment? I have a decent FICO (about 730) and make $90,000 a year. No debt except $15,000 in student loans.&lt;/p&gt;</description>

I have a chargeoff with Capital One and a medical collection dating to 2009, both have been paid off.&lt;/p&gt;&lt;p&gt; &lt;/p&gt;&lt;p&gt;How can I get a manual review?&lt;/p&gt;</description>

      <description>&lt;p&gt;Congrats. Discover has been a tough nut for me to crack. Member since 2001, I put a fair amount of volume through the card every month, pay in full, and for all that I have just a $1,500 credit limit. My TU FICO has held steady at 720-730 for most if not all of 2012. If it weren't for (1) having this card raises my AAoA significantly and (2) I don't pay a fee on the card, I would dump this card immediately. It does very little to justify being in my house, much less to justify being in my wallet.&lt;/p&gt;</description>

My dad has had this car for 20 years, so I'm guessing his plastic reads &amp;quot;member since 1990&amp;quot; or something like that.&lt;/p&gt;&lt;p&gt; &lt;/p&gt;&lt;p&gt;I have no other AmEx cards, but plan to apply for my own in a month or two.&lt;/p&gt;&lt;p&gt; &lt;/p&gt;&lt;p&gt;I assume that if I apply and am awarded the card in November, the card's age will begin November 2012, right? But if I wait until January 2013, then the card's age will begin January 2012.&lt;/p&gt;&lt;p&gt; &lt;/p&gt;&lt;p&gt;Do I have that right? If so, then from an AAoA perspective, it's advantageous to wait until January, correct?&lt;/p&gt;&lt;p&gt; &lt;/p&gt;&lt;p&gt;All of this changes, however, if my being an AU means I'm not a bona fide member of AmEx. In which case I should app in December 2012.&lt;/p&gt;&lt;p&gt; &lt;/p&gt;&lt;p&gt;Please spell out the logic or illogic of my reasoning, and advise on when to initiate the app. Thanks&lt;/p&gt;</description>
