Does the buyer have any say in what part of the month they would like to close on their mortgage? Or are we at the mercy of the lender?

I found this board back in August and it has raised my score 37 points(scorewatch).Thank you everyone!

History: Bk7 discharged 08/09

Reaffirmed and paid off one auto and financed two other vehicles since bk discharged

Aaoa: 8 Years

Credit score: 701(scorewatch on 12/12) Starting score 664ex 666tu lender pull on 08/12

Preappoved(lender broker) for VA loan $285,000 new construction home scheduled to close in Feb. 2013. (there is always a chance that it won't happen but if it does)

Yearly Household Income: 102,000

Bank at local credit union for over one year with over $10000 in savings(can't touch need to show reserves for closing).

Credit One 0/1000

Capital One 0/750

Capital One 0/1000

First Primier 0/300

GE RoomstoGo 1747/5000

JCpenny 0/600

JC Penny(wife's) 0/800

Questions?

After we close on home, I really want to refinance my current vehicle 9.9% to credit union's 3.0% and apply for one of their rewards Visa. I would also like to apply for a Walmart Discover and maybe an Amazon Store Card. Do you think this is fesible? How long after closing should I apply? What kind of limits could I expect? Any other suggestions you may have would be welcomed. Love the forum and thanks again.

I had a SC tax lien for $173 from 1994 showing only on one credit report hold up my VA Loan preapproval. I had already taken care of this lien back in '94 but in order to move forward I had to have proof of satisfied lien even though the reporting credit agency agreed to remove because of age and amount of loan. Many phone calls later I had them e-mail me a copy. So from my experience I would say you need to address these liens before going forward with a mortgage.

I will give a definite answer to your question in a few months. Having new custom home built with the blessing of the lenders broker. I have only small amount of money down. Builders gonna be mad at his broker if he can't get mortgage he said he could get. The loan denial won't be my fault. It took the bank over three years to foreclose on the house after Chapter 7 discharge. Should be a fun ride.

I am also going VA and we are buying new construction using a lender preferred broker because of $10,000 towards prepaids and closing costs. Our application was treated like we were going to close next month. All documentation was submitted, credit (trimerge) run, we had to get an approval from automated underwriter.
