      <description>I have just been approved through manual uw! So super excited! But I need help with this condition:&lt;br&gt;&lt;br&gt;They want proof from the court system that you do not receive or pay child support. Did you and your husband file a separation agreement with the court? They usually state whether child support is going to be a part of the divorce decree.&lt;br&gt;&lt;br&gt;I was never married with the father of my two children. We do not have a separation agreement and he does not pay child support.&lt;br&gt;How can I obtain proof from the court system if we have never been to court about this?&lt;br&gt;&lt;br&gt;&lt;br&gt;Thank you for all your help!!! Cant wait until I move to my beautiful house! : )&lt;br&gt;</description>

      <description>&lt;p&gt;I'm freaking out here.  I had gone under contract in a home, well that fell through too many problems with the property.  Now I have just put in an offer on a new home.  Went to the bank and got money orders for the due diligence and earnest money but I know underwritters will ask for bank statement showing withdrawal for earnest money but my next bank statement won't come out until 05/24 and my due diligence perios ends 05/20.  I'm freaking out here.  What else can I provide to show money came out of my checking account???&lt;/p&gt;</description>

      <description>&lt;p&gt;I can give you some info about this.  I work at a Loss Mitigation department for a infamous mortgage servicer. LOL&lt;/p&gt;&lt;p&gt; &lt;/p&gt;&lt;p&gt;I can tell you, if you are current with the loan and do not have a hardship DO NOT APPLY FOR A LOAN MODIFICATION.  First of all, in order to be consider for a loan modification the loan must be 60+ days behind.  On top of that, if you fall 60+ days behind but can not prove a real financial hardship then it's useless.  You will be denied.  Other than that,  most people think that modifications are great.  Well, they are not.  Modifications add everything that is past due (fees, past due installments, and more fees) to the principal and in most cases extends your loan.  I don't really think you want that.  Don't get me wrong, modifications are great for ppl that really went through a financial hardship and have no other way of retaining the property.  So my advise, if you are current try to refi.  You can try to refi through the HARP program if the value of the property has declined.  Good luck, hope that helps!&lt;/p&gt;</description>

      <description>&lt;p&gt;Yes this is normal.  I am going the USDA route as well and I did have to write a check for the appraisal however my broker said if we are able to close the loan they won't cash (yay!).  About the MI, at first I thorugh USDA did not have it so when I saw that in the docs I researched it and found out that yes USDA is now having a MI.  Hope that helps.&lt;/p&gt;</description>

      <description>&lt;p&gt;So, turns out one of my conditions for my loan approval is a rental history.  My previous landlord had to fill out the verification of rent form.  I rented his house for 2 years and always made my payment by the 15th but his payments are considered late after the 7th.  In the verification of rent form asks how many payments 30+ days past due and he indicates 0.  But then makes a note that I was always late with my rent.  What??? He refuses to send the form without his comment, my broker is trying to contact him but he is just hateful..... I think I'm giving up....&lt;/p&gt;</description>

      <description>&lt;p&gt;Ok so recently I put in an offer on a house.  Inspection was done and it turns out there are three major things that need to be done.  House need termite treatment (termites were found in a small storage room on the back of the house), septic tank need maintanance and HVAC system in the 2nd fl needs repairs.  There are a lot of other little things that I am not worried about but these are major repairs.  The seller put in the contract he is selling property &amp;quot;as is&amp;quot; makes no repairs but I am paying the exact amount that he listed the house for.  I am waiting for an answer right now.  My agent says she thinks he will pay since these are things the seller is now required to notify the next person that tried to buy the home, but she says if he won't I can walk away and only lose my due diligence money which is only $100.00 but I would have to pay out of pocket for all the inspections which add up to about 900$.  If the seller walks away, is it really worth it to have this fixed instead of walking away?  I am still lossing about 1k if it happens... advise would be appreciated. &lt;/p&gt;</description>

      <description>I just put in an offer for a house that has two bedrooms upstairs that are not permitted. The previous owner finished these two bedrooms making the house a 5 bedroom instead of 3. Now when the appraisal gets done do they include these two bedrooms and the sq ft even though is not permitted? Sorry if the question sounds a little confusing.
