Looking for a little advice here, so thank you in advance.
My future wife and I are hoping to purchase a home shortly after we are married in September. I will only be 5-6 months post BK, so I understand that I will not be able to be included, so basically my income will not come into play. However, I was wondering if creditors will still look at my history since we will be married.
For a little background, I have never had a late payment, but was just getting overwhelmed with the payments and using one card to pay another. I decided to pull the trigger on BK before I started getting even more backed up. I believe my scores are pretty decent with a 684 (EQ), 646 (TU), and 643 (EX), but I know that I need at least 2 years post to be involved. We currently do not have a shared checking or any shared outstanding credit.
Will they still look at me when deciding on a loan for her? Is there anything I can do to help the sitatuation?
Again, thank you for any feedback.
They shouldn't be looking at your reports for any reason as you won't be filling out any paperwork for a mortgage that's only going under your new wife. This is an exciting time for you both congrats.
Thank you, that is great to hear. I have a friend that mentioned they wanted to see joint bank accounts (which we dont have at this point anyway), but if they were doing that I didnt know if they would look further into my history.
Thanks again!
In AZ they still pull both reports, not sure about your state. You can leave the spouse out and credit doesn't come into play though. I would talk to a mortgage broker to get some answers.
It really will depend on whether or not your wife is including your income in the application paperwork. I would check with the lender or realtor regarding this issue. Laws vary from state to state.
Thank you everyone! We are in IL. We are planning on speaking to a broker in the near future, just thought I would seek out some feedback from anyone that may know.
Illinois is not a community property state so there would be no reason for your report to be pulled.
You will need to make sure your 'future wife's' income is enough to support the new loan your wife is seeking for the home purchase.
