I have some 60 day lates. That will fall off this fall and some state tax liens from 2005 that were paid in 09

Your score are good for a charge and if approved App any revolver you wish minutes later. I did it yesterday YMMV tho

If you are monitoring your CR if they pull a HP your not on the list if they don't pull Amex long memory is in effect

Oct, nov, dec in 2006 ran into some trouble. They should fall off late this year. Maybe I need to garden for a while

Amex is a picky lender IMHO what's a few months for CR to clear up you have come so far and I think you have done well. and have a good shot baring blacklisted

The old saying better safe than sorry wait a little longer for better chances just my 2 cents tho

I think that's a god plan. I'll garden til next year. I'm wondering how many points ill lose when my mortgage hit Eq and tu. I lost 40 points in Eq for new cc and utL going from 3% to 16% what gives

You may gain points depends on if you have a thick credit file 

Thin files usually suffer

I think you will be fine and probably see an increase and the plus is by the time your ready to leave the garden scores will be even better IMHO
