Is the BOA, pre-approval web page a soft or hard pull?

Soft and pretty conservative. If it says you are good you are most likely good.

Soft.  BOA has the worst customer services.  The CSR's are nice, but they are hardly trained.  BOA has too many numbers, and located in  too many states with too many departments.

It's a crap shoot. Some are great! A lot are way less than nice.

Re: BOA pre- approval

I closed my $5000 with BOA.  I got tired of dealing with them back in May.. I replaced them with Citi and Discover.
