Alas I can no longer say that. After looking for just the right place for a second home for literally decades we finally found a property in southern Colorado. We made an offer and it's been accepted and we'll hopefully close on August 31st.

 

It's strange seeing a HP on my reports because it's been so long since I've had one but in this case it's well worth it. There shouldn't be a problem getting approved (going VA). Both our middle scores were 801, our front end DTI is 10%, and utilization right at 13%.

 

I thought I had applied for my last mortgage many years ago but this is an opportunity we can't pass up.

Well guys; app free since Monday. I locked my rate today. 3.75% and I have to bring about $1600 to close. The lender is giving me a good credit about 4500 credit towards closing. With this refi I cant increase the loan amount; so the credit is helping me get it done faster.

I'm happy!

Got slightly delayed in my quest to refinance my car, so only visiting the garden for a few weeks after taking a CLI on my silly secured card that'll hopefully make a difference for future approvals.  On the plus side my scores continue to move up, didn't appear as though I took a hit FICO wise for my inquiry at all (no surprise there as there's something like 9 counted against me from car shopping and 8 of which appear to be miscoded).  Guessing I'm going to flat line score wise until October, new plan is still to get my car refinanced ASAP upon being able to establish income and if my balances aren't jacked, and then take the initial Amex stab in October.  If approved I may simply make the other 2 apps there too, but my report will look better in December / Jan so maybe better to wait on those.
