If 12/10 was the last application that you made, I would give you credit for the 12/10 last app date and a bronze spade.

You're bronze spade, unless the HP from Cap One is legit.   Once your mortgage shows up, then you'd be back at seedling.

Shouldn't a TL that results from an HP backdate to the HP? Can I call the EO?

TA-DA!!!! Finally my very first golden spade ever!! I am so excited. Gardening really does get easier with time! Unfortunately in the next couple months, I will probably have to step out quickly for a car loan, but I intend to come right back until Decemberish. Gardening question that I'm sure I could find the answer to elsewhere but I'm not feeling particularly happy right now so looking for lazy answer. How long do HP's stay on report, 12 months?
