averaging couples scores?

i am sure this has been asked here a thousand times,   when geting our first home mortage, do lenders average all three of my fico scores? and do they also take that average and my wifes average and then use that total average  as our fico base number.
 
example my scores 738,777, 749 average=754
               my wife     782,778,755  average=771
 
my average 754  wifes average 771=couple average= 762
is that 762 what the lender will use?
 
 I have heard some lenders take the middle number from my three scores, as a couple do they also do this to my wifes scores and then average our two mid scores?
we also each make about the same income.

Hi Science, welcome to the forum. Mortgage lenders use your middle scores. They use them individually, not avg. So, they will take your middle score 749 and your wife's 778 and utilize them that way. Your scores are both great, so as long as everything else is in line, you should get great rates and all.

For us, everything else is in order,  meeting a lender on tuesday, thanks again
