Please explain your situation (credit scores, baddies, utilization, loans, etc.).  We need a history to be able to give advice.

John is correct, a lot more info is needed. 
 
But...if your scores are on the low side you have a lot of work to do
 
Are you talking about multifamilies?   Commercial speculation?
 
Easy money is disapearing...
If you'll be moving into the "investment" property you will get a better rate
If your buying true "investment" property and not moving into it you will pay a higher rate...
 
Personally I wouldn't even consider it unless your at least in the 700's - and then I would be looking at something you can move into and call your own residence....it'll make it easier overall
 
The closer you are to the 800's the better youll do....on the other hand now is a good time to be buying investment prop...
