12 months of no late payments?

I have had alot of past late payments, but none within the last 11 months.  My last late payment was a 90 day late on Aug 2007.  I know for FHA you need to be 12 months in the clear, so would they consider me 12 months of no late payments in August or as of September?
 
Just curious, I'm wanting to refinance soon and possibly go through FHA.

12 months clean history is usually good or fha.

Once you've made Augusts payments (so likely come the 1st of September) you should be good to go.
