What are the best refi rates out there currently for a 15 yr fixed?

I have an FHA currently at 5.5% 30 yr fixed

We are currently in the process of refinancing into another 15 year fixed Mortgage and our rates were locked at 3% APR.

Did you have any closing cost or pay any points?

No points. The closing costs seem to be a total of 4138 excluding prepaid items.

Local bank (Cape Cod Five) is qouting 2.75 15 year fixed, no points, $900 in closing costs, owner occupied. Currently doing a refi

on investment property, no costs, 3.50, however won't lock as Bernanke is being pressured.
