You failed to let us know how much $$$ was the home you were looking to purchase? Anything else you forgot to mention....like work longevity and...etc???
We make the same amount of money and the loan officer said we can afford a 300,000 house, but that is not so. The figures they give out are very high incomparison to "real like" a $300,000 home will average out to be around 1900 mortgage payment. If you can afford to put 20% down, then you'll be looking at like 1500-1600. It is probably fortunate you got turned down. You need to be looking at homes prices in the 220's tops! Unless, you have some hidden cash coming in every month. Being real.
I did FHA by myself. My husband was not on the loan. I've never heard of that before.

You can do FHA by yourself without your spouse, UNLESS you are in a community property state. The OP must be in a community property state.
We live in Louisiana which is also a community property state. He is on the title but not the loan.
I am in a community property state too, my scores are good my Wifes are bad..
We did an FHA loan, they used my credit my income and both of our debts.. We bought at the FHA max loan limit..

The OP needed her husband due to his income not his credit and he can't get on the loan due to his credit.
OP, find out from the LO how much you do qualify using your adjusted gross income. Many self employed people do as you have done - write off so much that it affects the home loan approval amount. Maybe you can qualify for a home you like just as much, but it is less expensive.
I'm confused about them using the adjusted income on your taxes. I thought they typically use your gross income, which would be the $80,000.
