Ameridream and DP assistance

Has anyone had any experience with Ameridream or other down payment assistance programs? What are they based on and who can qualify? How do they work?

DP assistance programs such as Ameridream are no longer active as of Oct '08. You cannot use any of these programs to obtain money for a DP.

 

You will need to look at what programs your state may have for DP assistance or for 1st home buyer programs. If you do not have any funds for a DP you may want to investigate obtaining a USDA Rural mortgage this program does not require a DP. If you have little money for a DP then FHA is probably your best bet they require only 3.5%. If you are concerned about closing costs you may get seller assistance for your closing costs. You can talk to your realtor about seller assist closing costs.

 

If you live in Connecticut then you can obtain a CHFA/FHA mortgage for 100% financing. What this is your mortgage is through CHFA and your DP assistance is from FHA through a second mortgage.

seller funded down payment assistance is gone.

there is a bill floating around congress to get it back. but it isn't getting much attention.
