Applying for a second mortgage

My mother did not qualify for a loan alone because of income so I cosigned. In my CR the account shows as joint. My mother has been making the payments. I want to buy a house with my DW and i have question regarding DTI calculation: Would the first mortgage be included in DTI? If so will it be in front or back-end DTI? Thanks.

As long as you can provide evidence your mother has been making the payments (by providing bank statements or cancelled checks) from an account not in your name, and the payments have been on time, you'll be able to exclude it from your own debt to income ratio.
