I need some help. Well the appraisel is done and there needs to be repairs done to the house .
1)cracks in slab
2)hole/chips in wood siding
3)gapes between brick and siding
My question is does the buyer have to make repairs, or the seller.
I think it depends on what you negotiate.
When we sold, we got a list of stuff to fix and on a couple of them I told the buyers no.
tooleman is right.... it is a negotiation
this is how it usually works.
you need to talk to your realtor.... that is a lot of work. seller likely to say no and hope for a conventional buyer.

@Anonymous an FHA loan, but it was given a C4 for minor repairs needed. All I can say is I have a bad @(* realtor. She is the real deal. Because I just got an email today basicallly stating the seller is going to address the repairs. If you ever need a good realtor in the Houston area, hit me up. I would recommend this lady to anyone.
