Just waiting for the appraisal now, which has been ordered. If possible, I'm going to try to get closing moved up, as there are a lot of upgrades I would like to do before I actually move in - the kitchen especially.
I decided to go with the 3/1 ARM due to the extremely low beginning rate, and the fact that it is capped at 4% total increase, (1% per year max). I'm planning to pay down a LOT, if not most, of the principal before the rate goes up any.
I owe a lot to these forums. I've been on here for a few years, got old negatives cleared up, and optimized my FICO scores with everyone's help and advice - whether you knew it or not! I went from low 600's to high 700's. (Got an update the other day that said 793!) I know these aren't the same as the Mortgage scoring models, but still...wow! Thanks everyone!

I've been waiting 6 months to participate in the closers thread! My new contruction home is nearly complete and I am beyond excited. Everything has been approved by the underwriters and I am just updating documents with them at this point. Final hurdle is USDA which I am hoping and praying goes as smoothly as possible!
Just receive USDA and lender clear to close yesterday!! I am SO excited! Counting down til closing!
