Wait a second! We must have the same birthday. I also made an offer on my birthday (7/6) and it was accepted the next day formally (kind of accepted the night before but there were some issues they had to resolve about repairs before it was formalized!). We are set to close on 8/24 and I'm also in underwriting right now according to my LO, although the website says it's still in processing. I've provided a billion documents and there's nothing I can even imagine that they could still want from me, but I'm sure they will come up with something.

 

So far, the worst part for me was in the pre-approval process when they rejected a ton of my income and it made it harder to qualify for enough to buy a home. In my area, homes are very expensive, so I really don't have many choices. I thought I would be approved for much more until the underwriter in the pre-approval process booted out all of my self-employment income AND my child support. I was lucky that the house I wanted just barely fit in my qualifying amount. I hope that's the worst of it but I'm sure UW will throw me some curveballs.


 

 

Small world! Well I guess we'll have a side by side comparison to see if everything actually goes through on time lol. Luckily we didn't have any complicated income issues as we soared through pre-approval without any issues. I'm sure UW will come up with some more stuff they need, I already have a few scenarios in my head and prepared just in case like proof of funds for closing and all that. It seems you can never really know with this process.

@Anonymous would you explain the 'grant' in your down payment? I've never seen this before...thanks in advance.

It's a down payment assistance program... there are a bunch of them offered in my city for various income levels, disabled, teachers, etc.
