Is there such a thing? We're hoping to get our clear to close tomorrow after one minor snafu on Friday. Our original close date is this coming Friday, but we expressed our desire to close early because we don't want to have to rush moving and cleaning our apartment.
How long does it usually take for the attorneys office to generate the HUD-1 so we can get in there and tire out our hands?
There isn't a specific time as it depends on the bank getting the information to the closing attorney.Some receive their HUD-1 48hrs to close, but I didn't receive mines until the day of. It all depends I have also read people receiving theirs hours before they are scheduled to close. Good LUCK!
To physically prepare the HUD1 takes less than an hour. However, it has to be checked by the lender to make sure the attorney has the fees listed correctly. And the title co can't prepare the HUD1 without the closing package. Some lenders are better than others getting at least the figures to the title company on time. Some wait to the last moment. After the Hud is prepared, then it is sent back to the lender to review. That is where the hold up can typically happen- waiting for the lender's closing department to approve the final HUD1. Or, the attorney's office can take a while if they are backed up with closings. Once the HUD1 has been checked by the closing department of your lender, then a copy is sent to the buyer and the Realtors (if you have Realtors involved).
Most good title company's and attorney's will try to get the HUD1 to you a day or two before closing. Sometimes it just doesn't happen and you end up getting it the day of closing.
