Best interest rate and fees for 15-yr fixed-rate mortgage

If you are in the market for a home mortgage, I'm wondering if you would mind sharing the best rates/fees you are receiving.

The best offer I have is 2.75% with no lender fee (third party fee and gov fees are separate, but it is pretty much the same as any other lender I have talked to). This is a remote lender.

The best local offer I received so far is 2.875% with 325$ credit towards closing.
