Can I get a Loan?

Can I apply for a mortgage loan by myself, excluding spouse?

 

If it is allowed, do they still look at both credit?

My LO only pulled my credit. I am the only one on the note but my wife will be on the mortgage due to state law. I suppose that it depends on the state that you are in.

If you are not in a community property state, the lender is only looking at the applicant's profile (yours). 

 

If you are in a community property state, the lender is looking at your spouse's debt too for government type mortgage loans (FHA, VA, USDA). Not for conventional loans.
