Can I qualify for conventional mortgage? First TIme Buyer

I can get the down payment through my city's first time home buyers program but I was just wondering if I would qualify credit wise as I have a shorter credit history. Don't want to try to get pre approved yet as I won't be looking for at least a month or two but here's my info:

 

Credit: 740 on TU but only two total credit accounts, both credit cards. $3501 combined limit with $162 used. My credit cards are only 1 year and 11 months and 0 years 10 months. I have nothing negative on my credit report. 

Income: $45,000 per year

Monthly Debt Payments: Just $20 on one of my credit cards, I have no loans. 

Employment: W2, same job for three years. 

Occupancy: Primary Residence

Location: Stanislaus County, CA

Price Range: $165,000 - $195,000

 

Applying just by myself. 

 

So can I get a conventional loan with just two credit accounts? I know some lenders require three.. but I don't wanna get a third right before I start looking. Any help appreciated!

Debt ratio is fine, credit score is fine, and while not all lenders will be OK with the credit history you should still be OK at most lenders with what you have.  May want to wait until the first credit card hits a full 24 months of history.

It should be 2 years by the time I apply.
