Your numbers look right to me as well.

I hope they give you a break at retirement.  I think after age 60 or 65 (I can't remember which) Alabama residents don't have to pay property tax.

For a $400,000 home in Tennessee property tax is only about $235.00 a month.

Texas also. You have to look at all the taxes in the state. Texas has no state income tax which beats any state with a state income tax and low property taxes

TN has no state income tax and pretty low property taxes. I was quoted $1600 annual taxes on a $225000 house I was going to buy.

those numbers look pretty standard to me.  Just be sure they have the right amount for the tax escrow deposit to cover the next installment.  They're collecting 7 months, so the next installment would be due February, 2014, right?  7 months at closing plus 5 payments (Sept, Oct, Nov, Dec and January).  if you close 7/31/13, your first payment will be due 9/1/13. 

congratulations on your new home!  I have family in Downers Grove...I really like that "village", but the traffic around there is insane!  Enjoy your condo.
