Closed Yesterday after LONG rebuild

I don't post much but read ALL THE TIME and try to learn. Haven't had much to report and I would hate to steer someone wrong so I keep a low profile.

Background:

Had a BK Ch 7 in Jan 2004
Had to short sell in 2010 with a $120,000 loss.
Credit score rehab started in 2011 at 620 today myFico TU 722, and EX 710
Looking forward to the BK falling off at the end of this year! :-)

It took a lot of gardening and kept my revolving credit around 2-7% utilization. Payed EVERYTHING on-time since. Based upon my experience what everone here says is pretty simple. Get your cards paid down, pay everything on-time, and let time work for you. It's not fun waiting and checking but good things will come!

Closed yesterday on a $410,000 mortgage at 3.25%.
