Closing Cost Assistance/Closing Timeline

Got the word from Ryan Homes today that we will indeed be getting the closing cost assistance that we were promised when we first signed our contract. We didn't go through NVR Mortgage either. They just want to make sure that the conditions for our loan are minimal and can be met by us. Which are minimal so we should be signing the contract anddeum any day now. Use and occupancy certificates are suppose to be in hand by the end of next week. How fast after that can closing happen?

You should be able to close within a week of receiving the certificate of occupancy.

Sunshine, that's good news. We are going VA and this is new construction. There is already one VA approved condo building and the rep from NVR told me that since the first building is approved, each subsequent building in the development doesn't have to be approved. So hopefully we can move by the beginning of August or even better late July.

Our certificate of Occupancy was the last thing the lender needed to clear us to close.  Ryan Homes had set 6/19 as our closing date about 6 weeks prior to completion of construction, and they said it would occur in the offices of their lawyers.  However, our lender (we didn't use NVR either) said, um, no...closing will be based on when my wife and I want to close, and we'll do it at the lender's office.  lol. 

 

We kept the same date of 6/19, but the COO was faxed to the lender on June 13th, and they called me just before 5 that day to schedule closing.  I wound up keeping it on 6/19 as we had targeted that day for weeks and everything was planned out that week anyway, but we could have closed the 17th or 18th as well.  So it can happen pretty fast assuming everything else checks out.
