Community property state and mortgage question

I will just be applying for the loan in my name but since we are in AZ I understand that my wifes credit card debt will be considered into my ratio, what about any charge offs she has under her name or collections? What if the cc debt is on a card that she had since before we were married? Thank you!

they will count the CC's no matter when they were opened.

 

As far as her other debt I am not sure.  They may require a payment amount be counted for the C/O accounts and may not.

For the charge-offs they shouldn't assign it a payment amount, what I usually do with charge-offs/collections that are reporting payments are just zero the payments out from the beginning and they are never added back in when underwriting gets to it.
