Construction Loan Question

Hello, me and my wife are looking to build a house in a year or so on some land my mother gave us. The land is valued at 35k. As I understand we could use this as equity when getting the construction loan. Well my question is, my wife's father is giving her some seperate land, which we dont plan on using for anything and we expect it to appraise for 25k. Can this land be used as collateral for the construction or end loan to get a better interest rate?

dont know if that extra land can be pledged. you need to talk to a construction lender.

 

pledging more land usually doesnt affect the rate.  (been a long time since i did const loans). credit, down payment and loan program affects rate.
