Conventional pre-qual difficulties

Hi! I really need help. I am new to this forum and I have been working on my score with EQ for a year but it doesn't seem to move. I have 7% cc utilization, 2 auto charge offs that are 5 years old and a FICO 5 (EQ) of 602! I dk what else to do to get this score up. Ex  Fico 2 is 672 but TU Fico 4 is only 593?? I need a 620 to qualify for the conventional with our LO. Is there any hope??

How much are you putting down for down payment?  

 

I ask this because even if you were to get your mortgage mid score to 620 so you can qualify for a conventional loan, the interest rate and PMI, if applicable, would be extremely high.

 

If you are putting down 20% or more, than you don't have to worry at all about PMI but the interest rate will still be very high.

 

If you go FHA rather than conventional your interest rate is lower and your MI is lower making your total payment lower. By the way, the MIP rate for an FHA loan is .0085 per year with 3.5% down.  If you put down 10% or more for your purchase, the MIP drops off after 11 years on an FHA loan. Otherwise it stays for the life of the loan. 

 

Here is a chart from one of the PMI companies so you can see the matrix that shows the relationship between qualifying score, interest rate and LTV and how it affects your PMI rate. As an example, with 3% down the PMI is 2.25% annually (3x's FHA's rate) with a qualifying score in the 620 to 639 range. If you are putting down more, then the rate is reduced. See the rate card below for details.  There are only a handful of PMI companies. One caution: you might get approval for your loan subject to approval for PMI and the PMI co might say no. Talk to your LO about your options.

Hi! Thank you so much! We are putting down between 15 and 17K so we will have the PMI and I know most want a 640 but the LO doesnt think that his company will be a problem. The PMI will be alot higher of course but I don't mind paying that if we can get this approved. I did have to have all the dispute tradelines removed and EQ left off one so I have to call again. But my middle score (EQ) is now 625 without that dispute removal....

^^^That 640 is lender specific. I have found many, many lenders that will go to 600 or even 580.

I have tried Quicken, New American Funding, Internet Bank.....no luck....Do you know of anyone that will do this conventional with a middle F5 of 625?

There are a lot of lenders that will take 620 or better. Some lenders will go as low as 580.
