On July 15 I bought the equifax FICO (683) score and the 10 day credit monitoring trial. That night I browsed the forums and read about the goodwill letter tactic to get rid of negative info. I had 1 collection from 2009 and a 4 out of 9 credit cards reporting at least 30 days late from 2009. I sent goodwill letters to all of them. Today (7/22) I got an email alert:

Wow this is encouraging news guys!
I'm still playing the waiting game. No word yet from myfico on a change in my score or my loan officer.
I'm hoping to hear something today..closing is 2 weeks away!! *fingers crossed**
