That's my ACE in the hole - my uncle is an appraiser - he could get assigned to it (If I'm really lucky) or if theirs done by someone else comes back low - he'll do it again for me for free (nice perk) - that gives me documentation to argue with!
Honestly the house is worth $130K easy - even counting the roof issue - I can't see an appraisal coming back lower than $110K.......Even the tax assessment on it is $118K
