Hi London!! Well we also had a DU approve, but UW still made us write a lot of LOEs, but we had to pay nothing off or anything like that. Your scores are way better than mine, so you should sail through this!

Just got a text message from my lender! She said I was approved by desktop UW and I won't be required to pay the $2400 medical collection from Jan 2007 as long as we can document that I had insurance at the time, which I already have ready to supply!! I wasn't given any conditions as the collection was the only issue. Now what should I expect from actual underwriting? What is the process? Am I given conditions then or should I have been given them through DU? Help!!
you are crusin now! congrats!

Thank you guys! I have worked soooo hard to get my scores together! I've gone 5 years without paying a single bill late, through unemployment and being a single mom of 3 without child support, it's been rough. I broke down and got a secured card in August of last year because I knew I needed it reporting, but before that, it was just time and smart choices that brought my scores up. I feel excited but still scared that I'll be denied at the end of this all... But I'm hopeful!
If I was expected to do or provide anything would DU have spit it out? All of my bank statements and paystubs are current and I already supplied my taxes and what not. Anything else I should expect and prepare for? They had me write an LOE back in April for the medical collections, so that's done already...
For me it was strait DU Approve with no conditions. The UW however later added them.
