Appraisal Completed: 12/13 - appraisal came in exactly at selling price.  Also found a discrepancy in livable sq ft, but is to our benefit.

Loan Approved w/conditions: 12/18 - one condition, proof of funds for one final deposit coming from 401k account

Congrats everyone....it seems like everyone is getting their christmas wish....
03/13 Walmart $300 graduated to $800 on 07/13 then $1100 on 11/09; 03/13 Amazon Store $700 graduated to $800 06/13....graduated to 1700 10/13; 04/13 VS $250, 12//12 Cap1 Secure $200 graduated to $300 05/13, 03/13 Cap1 $500 graduated to $1500 07/13.

I was supposed to close on December 12 it is now December 26 and they are saying it will not be done until Monday December 30... Cutting it too close.  Additionally,  my GFE  says I only need $3400 down for closing costs and the down payment but seller is paying 2%?. Now FHA says I need the full 3.5% down which will make it $4600 which I do not have.   What is happening here? Oh and the seller is at their witts end, they are saying they are and can pull out.

Well, I was gonna wait to post but we now have documents to the title company and are scheduled to close Monday Dec 30th at 2pm ...I've posted various issues we've had here in the forum and I have to say much like some of you its been a long way back and I would not have gotten here without the "life experience" , willingness to help and straight up brutal honesty (some cases)..lol that the forum has provided and for that I owe all of you so much thanks! Below is how things have went for me and my fiance.

 

Home Location: Columbus, OH

Purchase Price: $101000

Property: SFH - 1438 sq ft

Pre-approval: November 19th

Submitted Offer on: November 22nd

Signed Contract on : November 26th

Lender Name: Stonegate Mortgage..awesomeness

Notes about Lender: Don, work with us and really went above and beyond for us even fighting the UW who was a newbie trying to make a name Smiley Mad

Type of Loan:  FHA 30 Yr Fixed

Loan Rate: 4.375 ? (as of 11/8)

Loan Application submitted: Online

Processing: 11/27

Appraisal Ordered:  12/02

Appraisal Completed: 12/08

Loan Approved w/conditions:  excessive (LO said anyway) please see my post...lol.

with all this we are buying a foreclosed fannie mae property and we just got our final approval on dec 26, closing departtment done this am and already over to title co...I'm literally reading my HUD 1 when I finish this. Hopefully Monday goes without a hitch and of course I will keep all posted Smiley Happy

It's looking promising I will close Monday. Docs went to title last night. Because of the brutal mishaps with the LO they are waiving a lot if fees.
Got 4.675, 30 yr FHA. 3.5% down on 132k with seller paying 2% of closing costs.
I started this process Nov 12..

Yes, I just updated above...WE CLOSED!!!! happy home owner Smiley Happy...DW is already moving stuff...geez...lol. Will be doing a happy dance here in a minute, had to come back to work Smiley Sad.
