So excited to finally add myself to this post... after 1.5 years of rebuilding credit! I was afraid to add sooner because I was super stressed that something would go wrong, but I used a lender that was recommended on this site, and he couldn't have been better! I will forever be grateful to him!
EDIT: We closed on December 28th! Received a last minute credit the day of closing and which lowered our cash to close by $500!
Received our CD and CTC today! We have to wire the cash to close funds to the title company by 12/27 for our closing on 12/28!

This has been the LONGEST process ever! You can see my sig for data points on credit score. At the time of re-application in September, my mid-score was 649 and my husband's was 662.
I haven't been active here in a while, and tend to only comment on the Credit Card board, but I'm thrilled to be able to add my closing to the list! Special thanks to the forums for the posts about getting into Navy Federal earlier this year, as I ended up getting my mortgage through them!

Lender is NFCU, their conventional fixed rate product. I went with them due to their no PMI policy on conventional loans, not aware of any other lender offering that, plus seemingly decent terms, guaranteed servicing for the life of the loan, etc. My down payment is around 18% so I may have been able to push over 20% with another lender for PMI, but this makes it much less stressful, plus I was preapproved to 240k and looking more in that range initially so 20% would have been more difficult.
Scores at time of applying were EQ 732, TU 789, EX 807 (mortgage scores according to my 3B report, that EQ score hurts a little). FICO 8s were EQ 763, TU 763, EX 780. My file is a bit thin, no loan history only credit cards, and my oldest card is 4 yrs (not including a 20yr AU card), so I was a little nervous, and I suspect my interest rate took a decent hit as a result. But I was just thrilled to be approved, and now clear to close, from a good reputable lender.
Closed today!! I used ShaneTheMortgageMan from this site as my lender.... I cannot say enough about how amazing he was. My VA loan probably wasn't the easiest, but I never felt like it wasn't going to get done... with 625 Mid morgage score and a CAIVRS record I didn't know about were navigated with ease by Shane. He was very responsive and informative through out the entire process... I'm a homeowner for the first time!
