Decent credit scores but low credit history

I'm tired of renting and recently cleaned up all 3 credit reports.. I am looking to purchase a home we are renting. The home will appraise around $220K in Prescott AZ.

 

My credit scores range from 702 to 710 and will jump up about 20 points in the next couple weeks because I didn't realize my bank was reporting 96% usage on my credit card. It should no report about %10 usage. 

 

My issue is I only have had the credit card for 4 months and only a $200 limit.

 

My credit report shoes ZERO inquires, ZERO collections, ZERO public records and the only thing on it is this credit card.

 

My income is $80K a year and I have a good job history.

 

Im afraid I don't have enough credit even though my credit scores are OK.

 

Any ideas, thoughts, should I go for it or hold off? Should I go for it through my credit union or are there better lenders for this situation?

You should talk to a mortgage banker but rule of thumb is 3 open trade lines for approval.
