IMO it is best to go with a mortgage company or smaller bank - not one of the big box banks now. You end up with a better experience all around. The exception would be for a jumbo loan or a portfolio product. But no matter who you go with, you want a knowledgeable loan officer that will communicate with you and listen to you.
