Does a buyer have the option to refuse FHA?

Sorry about the stupid question, but I'm just in the very preliminary stages of the process. I was looking at house listings, and I noticed that some of them list under 'financing' "cash, conventional," and some list "cash, conventional, FHA." Do you need seller approval for FHA, or am I missing something? Thanks!

Yes you need sellers approval to do FHA due to the possibilities that they will need to make repairs or put money into the house in order for it to be approved for FHA. Sometimes a Seller will allow for FHA but will not pay any points in leiu of having to put money to fix things in the house.

A good buyer's agent will find out why they aren't accepting FHA. Sometimes they have preconceived notions.... that are incorrect.
