I have been working towards applying for an FHA loan in about 8 months. I have read in these forums things I didnt know about the FHA credit requirements. All I can find online are generic 620 needed. Ive read you cant have any lates within the past year (which I dont) and that you have to have 3 positive TLs (which I do) but are there any other things I should know before going forward. Credit requirements people may not know about. I have a medical collection in dispute, but if I have one collection unpaid, will I not qualify even with a 620?

I just read an article stating the change to the guidelines and to qualify for an FHA you can have more than $1000 in collections/dispute. So now do I give up? I settled/paid/disputed all but one of my collections away. I have one medical bill for 7k falling off in 18 months. are there any other avenues other than paying this bill? Mortgage options with similiar low down payments and credit requirements?
