FHA Mortgage 1 year Commission Employee

I have worked at my employer 2 years, however I changed jobs with in the same company and this year will be my only commission based W-2 at year end with ~60,000 gross income. I am going to be putting down $8000 I currently have in cash on a $40,000 first time home. I have read that FHA loans only require 1 year commission? My credit score is 680-720 depending on the credit beaurau agency. I am purchasing from a family member so don't want them to hold it for me if I am not going to be able to get the loan. Does anyone have advice on this situation? Or how I should be preparing to make this process the fastest possible?

Conventional can use 1 year commission income, IF and only IF, you're in the same line of work, and your income increased and stable per your employer
