FHA down payment question

So the max fha loan for my area is 279k which we found a new build for 280k. They wanted $5k earnest deposit which we paid. However our overages for carpet/tile total close to $5k alone. Does the overage amount I am paying get credited anywhere with regards to the down payment?

Ours did.  We are doing a new build and all our earnest money and the money we paid at the design center is credited back to us and used towards our downpayment.  You will also be responsible for any amount that is over the max loan amount.

Also, the downpayment is based on the total sales price, not the 280K.  Right now, it would be 3.5% of 285K according to your post.  Our contract price was 293, but our final price and the amount we have to pay the down payment on is 324K.
