FHA loan Max DTI

Hi,

 

Mid low score we have is 720. What is the maximum front and back end DTI for an FHA loan?

I'm not a mortgage lender, but based on my research the answer is...... it depends.

 

The most common numbers I have seen as an "ideal" maximum is 29% front end and 41% back end.

 

HOWEVER, based on circumstances, FHA will allow "compensating factors" (such as cash reserves, high credit score, larger down payment, low overall debt, etc etc) that can raise the "acceptable" ratios.

 

I have seen some lenders claim on different forums to be able to get the front end up to 40% and the back end up to 55%.


Starting Score: EQ 641, TU ???, EX ??? (myfico 6/7/13)
Current Score: EQ 760, TU 740, EX 750 (myfico July 2015)
Goal Score: 800 across the board

I closed this year and my FHA backend ratio was in the 50s.

Thank You for your answers. Our DTI is 47% at 4.00% rate and we are building a new house. This is getting stresull not knowing if we get it or not.

Credit score 720. Only debt are my student loans 30K total.
