FHA loan w/o husband?

I am trying to buy a new home since the house my family currently lives in is not suitable. I am a first-time home buyer. However, my name is on the deed of my current home since my husband purchased it after we became married. Our home in currently in pre-foreclosure.  I want to purchase the new home under my name only and my grandmother will sign as an unoccupied co-borrower. I have talked to 3 different mortgage brokers. 1st once says we should submit my loan as I am single (I think this can backfire), 2cnd says no problem, I am not on my husband’s mortgage so it fine. 3rd says that she won’t be able to get me financing with her lenders because I am on the deed of a house in pre-foreclosure. So which is it? I want to do a 203k loan and brokers 1 & 2 don’t do this type of loan. Someone suggested I apply at lendingtree.com. Thoughts??

Submitting spplication as single is mortgage fraud.
