For those with "borderline" scores...do you assume EX is your low score?

I'm trying to figure out how to proceed with lender pulls here. I know that myfico is not necessarily going to be the same for the TU score. I am waiting til after the 7th anyways when the walmart TU reports again as well. If they're BOTH over 640, I'll assume the lender TU will be as well.

 

I am waiting on one more CA removal. I am praying like heck that it gives me a decent enough bump that both TU and EQ show over 640.

 

I might wait for after mid month too and hope that in conjunction with the CA removal, that another months of good payment history reporting with the thre tradelines gives a bump too, but two of the accounts are "new"..so I'm not sure.

 

We're applying for through three different programs, weighing our options on a possible relocation AND both USDA and FHA here because we might not want to limit ourselves to only the USDA areas if we stay here.

 

I'd hate to take the hit of a hard pull with the inquiries only to fall a little short, but time is of the essence since our lease is up over the summer and if we DO relocate we need to do it before the kids would start school in our new location. (we have a place to stay, so not necessaily be closed but on our way...)

2/24 (Lender Pull) EQ 613, TU 553, EX 589
April EQ 633, My Fico TU 638, EX ??
Current EQ 643, TU 652, EX 633 (lender pull 5/11)
Goal (we made it!!)- Over 640 middle by 5/15

I can't speak for anyone else, but I do assume EX to be my lowest, even though on FAKOs it's always highest.  It's just not a chance I'm willing to take for a hard pull.  My current goal is to get above 660 for UW reasons, so I'm waiting to pull the trigger until EQ maintains 660 and TU goes above it.

EX is actually my HIGHEST score. TU is my middle and  EQ is my lowest.

4/5/12 lender pull: EQ(635), EX (683) TU (645)
Goal: 700+ across the board.

Actually, i ran into the scenario where my score was 694 to begin with and had dropped 12 points after all of the lender pulls.   I would give yourself a 10 pt cushion just to be on the safe side, also, the score they pull here is the TU 98...  In my case, the TU 98 was actually a higher score than the lender pulled.

I'm *hoping* that if both the TU98 and TU08 score are over 640, that the TU04 will be as well.

 

I'm not sure there's any evidence of that beyond blind faith. I actually don't NEED a 640 for the USDA direct program here, so I'll probably have him pull first and see where I stand.

TU is always my lowest. Student loans take forever to close on TU.

EX is always my lowest, TU my hightest and EQ my middle score.  Has been this way for years.

Yes I had my reports pulled for a mortgage app April 3rd.  My uneducated self didn't realize the experian PLUS score wasn't accurate, (663), otherwise I would have never applied.  My scores came as follows:

Ex-606 EQ-645 TU-659.

So yes I assume EX to be lowest.  But I had one open collection and two closed during the time of that pull which have since been removed so now I have no clue what my true score is.  EQ didn't have those collections and TU had only the two closed collections.
