Foreclosure Sale date vs Sale confirm date

Hello: I had a home go to foreclosure sale in June and the sale completed (confirmation date) 2 months later due to numerous upset bids. Which date do new lenders look at? The sale date or the confirmation date? I am just trying to figure out when I should start the countdown clock in getting a new home loan in a few years.

The date on which the deed changes hands.

Re: Foreclosure Sale date vs Sale confirm date

Sounds like for your situation it'd be the confirmation date.

Re: Foreclosure Sale date vs Sale confirm date

So what exactly is a "confirmation date"?

Re: Foreclosure Sale date vs Sale confirm date

Not exactly sure, but the foreclosure sale date sounds like when it went to foreclosure auction, and the confirmation date is when the bidder who won the auction completed the purchase the home.
