Well again just trying to pass along informative details with regards to FL's USDA office and approval process.
Apparently through another site I have been going to, I found out that the USDA office handling Central Florida files are going to have in temporary assistance this Monday!! They are so far behind that now it is time to bring in some help!! Let's hope and pray that with this temporary assistance they will bring in, will definitely speed up this process!!
As of this past Friday 11/16, they are still reviewing files dated 10/1-10/5

ETA - Has your rate lock expired? Since they're so far behind, I'm assuming many of the loans waiting for review have expired, or soon to expire rates. I wonder if USDA has any plan to help borrowers who've incurred lock extension fees, or lost their rates, due to the backlog.
Are you sure? Forgive me for being sceptical, it's just that the web is filled with misinformation. Did you confim this with someone in your local USDA office? All that stated, I certainly hope that it's true! Praying that you will soon get the ok to close on your loan, Emy.

Well Sunshine85, with regards to any assitance from USDA to the borrowers, that I am not so sure. I honestly DO NOT believe they would provide any help for those that have either lost their interestt rate due to it expiring or any help with any issues on the loans. Based from what the USDA specialists had stated before in her email to my email, a lot of delays have been due to issues with files being submitted over to their office incomplete. So you could say that they will definitely not be held responsible for delays or issues with files due to loan officers irresponsibility. That has been my husband and my concern because we have had numerous issues with our loan officer during the approval process through the lender prior to submitting it to USDA. So we are praying really hard that our file was sent with NO ISSUES!! Our rate has been locked and it is set to expire the 28th of this month. We are nervous about that, but again hope and pray that USDA reaches our file before that date.
Christlike, I truy understand your skepticism! I too have been that way everytime I tried to find inormation online. The information I am stating is indeed true and accurate as I and one other peson I have been in contact with daily on zillow.com (she is also residing here in FL and is waiting for their USDA approval) we are obtaining this information from either directly from USDA or others that are in the same predicament as us and are also getting information. We are sharing it for others who are seeking, just like us
Since I have been able to obtain ACTUAL information from an ACTUAL USDA Guaranteed Specialist (that is what the title appears on the contacts emails) I decided to post it here and on Zillow.com, because I was sure there are more people out there in the same situation as I looking for answers. This information helps, especially if anyone is stuck with a loan officer, such as my husband and I have, that truly LACKS COMMUNICATION with their clients! We have been very frsutrated with this person but we couldn't back out because we are already KNEE DEEP in the filing process. It would have been stupid to have to start all over again after we have come this far. So we are truly praying that all goes well once USDA reaches our file.
Everytime I get an update or more information, I shall continue to come in here and post it. I know how frustrating it can me be when one feels like they are in the dark and all they are seeking is clear and concise information.
Finding out that FINALLY the USDA office up north here in Florida are bringing in additonal help was the best news I heard this weekend!! Especially after we found out at the last minute that our file WAS NOT submitted on 10/5 but on 10/9!! My husband and I were FLOORED!! I found this out after I sent an email (out of hunch) to the loan processor last week Thursday asking her to please re-confirm that our file was indeed sumitted to USDA on 10/5. And look at that, it wasn't.
Based on the hotline which by the way Christlike if you are in FL (I was not sure) this is the number you can call everyday for an update 352-338-3421 (already know it by heart) you can hear for yourself where they are. So as of last Friday they are STILL reviewing files dated 10/1-10/5. Hopefully with the help they are bringing in tomorrow, it may speed up the process!!

USDA are moving FAST!! Yesterday, Nov. 19th they were reviewing files dated 10/3-10/8, today, Nov 20th, they are now reviewing files dated 10/3-10/10!!!! Ours was submitted on 10/9; therefore, we SHOULD be hearing back from our loan officer very soon!!!! Thanks to the good Lord!!!

Today I am extremely thankful not only for my family and health but also that we finally GOT OUR PHONE CALL YESTERDAY!!!! Praise be to God!! We are closing next week Tuesday!!!!! This was the best news ever yesterday!!!
I will be far more better AFTER we have the keys to our new home in our very own hands!!!
