Thanks again for the support everyone... I'm feeling really defeated today. As stated in my original post, my lender can pull two different sets of scores, but if I had to guess now, I would say that I have one score in each set that is above 620, but both sets middle score will be under 620. I am still waiting for the LOC balance to finally update with TU and then we'll officially pull!
I simply cannot believe the way these CO-ed student loan accounts (pretty much my only baddies) have completely destroyed my credit for going on 3 years now. And basically, until I PIF (about $100K), my score is going to stay right where it is ![]()

UPDATE:
Our LO just pulled our final credit and we were not able to get to 620... we ended up at 612. Now I'm reaching out to back-up sub-620 lenders, but it's not looking good ![]()
Below are my score before and after paying $9K and lowering my overall utilization by 26% (from 44% to 18%)... I really wish I had my $9K back...
My scores:
EQ = 598 / 601
TU98 = 623 / 638
EX FICO v1 = 583 / 601
EQ = 598 / 601
TU04 = 604 / 612
EX FICO v2 = 618 / 644

Have you looked into First Guaranteed Mortgage? I have read where people have had some successes! Keep your head up. You got this!

I actually emailed First Guaranty just yesterday and received somewhat promising preliminary information from them, so I am literally calling them right now to officially apply... fingers crossed!!

UPDATE:
We are now in UW with First Guaranty. It feels good to have been able to process the application so quickly (especially considering I am traveling out of town for work today), but this is going to be an excrutiating weekend because I doubt we'll know anything until Monday or Tuesday. Our new LO (who is great, by the way) said the the one issue that jumps out at him is our lack of reserves. I really wish I had my darn $9k back!!
