FrugalRican - Yes, there is a per-transfer fee on the ODP. I think it's about $10 per transfer so we don't think much of it when it happens.
Catacam - Glad to hear that the conditions don't sounds crazy. Even though it doesn't seem like we should have any problem satisfying them, I'm still nervous about it! I just want to get them taken care of ASAP and have the UW say that we're good to go!

Did you lock in a rate? If you don't mind sharing, what rate did you get? I may be looking into this mortgage company now thanks to you.

cracksmeup - We just received the approval last night, so no rate yet. I will let you know as soon as I know the rate. And PM me if you are interested in my LO's name and contact info. He has been really great.

Okay, my worry was that I hope you guys don't do ODP's all the time. That $10 adds up lol

Stalk away... it's nice to know that someone is actually reading my posts, though posting them is sort of therapeutic, so I would probably do it anyway even if no one was reading them ![]()
No news yet... I've sent over ALL of the documentation required to satisfy the conditions (21 of them!) except for one LOE, which I will send tomorrow. My LO said that the processor is currently going through everything that we've already sent (which is a LOT) and will let us know when she is done and if she needs anything else.
If this all works out, our closing would be about March 20th, so we had to give our 30-day notice on our current rental house today. This totally freaked me out because if things fall through, we'll be homeless, but I am trying to be positive and not even think about that!
Now that we're through the painful UW waiting period, on to the painful process of waiting to see if all of the conditions are satisfied...

Did they give you any sort of timeline for approval??

The closest score to my Transunion Fico Score is Credit Karma which( is free) 690 and what the lender pulled was 695. I pulling for you and your house journey.

I hope the 'creditkarma' score isn't close to a FICO - that site seems somewhat worthless to me. They're both said to pull from TransUnion. I had previously pulled one direct from transunion while obtaining my free annual and it scored at 702 and the same day CreditKarma had me at 577 (both fako scores, I know) but that's a huge difference from a service said to be tied into the same bureau......I'm trying to dispute as much crap from my reports as possible within the 3 bureaus before I pull my FICO from here.....Late March is the time frame I'm giving it.
