Good usda lenders, no down payment?

Good afternoon,
I'm looking to get approved for usda loan. I can get 10000 for closing cost the only problem is the down payment that is why I'm going for usda loan. Has anyone had any good experiences with a certain lender with low to no out of pocket expense? Thanks

Go to the UDDA site and choose from their list of approved lenders for your state.

You can also check your eligibility and your properties eligibility there.

Have you checked the site to see if your household income is eligible - no down with usda is the norm - but your income cant exceed the limits and you must buy a home in an eligible area - 

If you havent thats the place to start - 

I have seen USDA loans where the clients never paid a penny out of pocket - they got 100% financing and the sellers paid the closing costs

Heck we even did one once where the young man was on unemployment (I had to convince the UW that this was a seasonal thing and that his job was still there when the season changed)
