I am positively ecstatic! We are set to close on the 10th of this month. I have been a little worried just because of some of your experiences I have read about with taking so long to hear back from underwriting at all and then all the conditions... A timeline for our experience if you are interested:
7/6 - got pre-approval from our mortgage broker
7/15 - saw our dream home
7/17 - made offer on said dream home
7/24 - after negotiations, arrived on final contract with seller
7/31 - signed and turned in loan app along with all documentation
8/1 - home inspection, request for repairs given to seller
8/9 - final agreement from seller on repair request
8/10-8/24 - sometime in there the appraisal was done
8/26 - received notice from LO that she had received appraisal and was sending our file to the UW next day
9/1 - received clear to close from LO - YEA!
Some of you may remember I had asked a lot of questions about conditions - was a bit concerned with an OLD collection I have that is unpaid - from 2005 or so and a small medical collection.
LO provided middle scores - mine 622 DH 702

My wife and I seems to be moving at the same pace as you are from when you applied for your loan! It sure is stressful (for me, anyway), waiting for the processors and underwriters turn their gears and do the paperwork while we just have to sit and wait! Sep 30th (or earlier, God willing) can't come soon enough to close!
