Having a panic attack

Getting to the end here of this roller coaster, but have sent myself into another panic attack.  Getting ready to close and after being reassured that no more credit pulls would be done, we found out they will be doing another one.  I didnt go crazy and buy cars, furniture, etc., but we did charge some stuff for XMAS, and charged the appraisal, inspection, and survey.  Unfortunately i dont know how muh cushion I had on my DTI's, so panic has sunk in.  It was only a few thousand bucks, but I am worried this is gonna ruin everything.  LO has told me we are okay, but I think she is telling me what I want to hear. LOL.  First time homebuyer mistake. I knew not to go nuts, but wasnt aware how quickly things add up with all the pre-close costs. 

 

Anyone been denied the mortgage after the final credit check that was not due to buying cars, boats, etc.

Yes.  It is not what you buy (car, boat etc), it is the change in DTI.  Naturally if you are close on your ratios it will create an issue. I have had buyers of mine that had only $10 leeway in their DTI and the max allowed backend ratio. Now, that is close!  Having said that, if you aren't close, then you should be fine. We wouldn't have any idea because we don't have the info....but your LO does. Speak to him first. He wants the deal to close so if you need to pay down some debt before they pull, then do it. Talk to your LO right away.

WHy are you so nervous about the next credit pull? How close to the DTI and credit score guideleines wwere you when your loan was underwritten? That's what really matters and your post does not contain the info.

Understood.  The reason it was not in there is that I did not know it at the time I posted.  According to my LO, it is 30 so she thinks I am good to go and told me to go take a xanax.  I did not do that, but it helped calm me a little.  What i did realize is though, I have panicked about every step of this process and not one thing that I stressed about came true.
